The buyer and their insurance agent are not communicating properly. The agent is filling out an application/quote with the question asking what type of heat the property has. There is a drop down with lots of options and if you select "no central heat/air" you can't get insurance from most companies. It does not mean you are required to have central heat and air it would be of the many of the other options such as... other heating with thermostat.

I have a client who purchased a triplex in Albuquerque. It was built in the 1950's. He did a full renovation and in the process switched from a wall heater/central forced air unit to mini splits. There are 2 mini splits per unit- one in the primary and one in the living area. They were installed to code and are oversized for the square footage. He is now selling the property and the new buyer says she cannot find an insurance company that will issue her a policy because it doesn't have central heat/air. Does anyone have a company that might work?
