I would say call the police and request that they check the place out, but if they do happen to make an arrest your unit becomes a crime scene! I like the idea of outfitting the units with cameras citing security concerns. Tell the tenants that you have seen a lot of people come through the area and you are concerned about the safety of their unit. The hush money thing is dangerous AF. What kind of vibe do you get from them, are they reasonably good tenants otherwise? Do they pay the rent on time? Do they seem reasonable and up for a chat?

For over half a million bucks? I wouldn't invest in a home with such extensive water damage. Clearly other investors have seen something unappealing in this deal. Get a great inspector in, and have them go over the place with a fine tooth comb

I spent a few years freelancing, and funnelled all the income into a sole tradership under my name. The tax filing was centralised, so finding a lender wasn't too difficult. It's never too late to restructure. If your freelancing income is handsome enough, you may be able to convince the lender.

I just use Excel, but if my operation grows I might work up to quickbooks. Used it with a company a few years back, and was impressed with some of the features.

The recession is coming soon to an economy near you! Seriously though, global events are pushing our markets to strange places, it's all too unpredictable to tell when exactly it's going to begin.

Register first. You wouldn't want to have your business cards be instantly obsolete when the name you chose happens to already be registered to someone else.

I am a huge fan of Aliexpress. Beats out Amazon in my books, and they are going overdrive on Black Friday deals this year.
