Be an agent, raise seed capital to start investing?

Has anyone here started out exclusively as a real estate agent before moving into the investments yourself? How successful was you transition from agent to investor? Did selling houses act as your method of raising seed capital?

My father started into real estate this way. It does take a while, but you learn so much about the industry prior to investing, and you get a feel for what the customer wants in a home.
