Well my goals are quite small compared to some on here.

I would like to have 11 units by the end of 2021. 2 of them are almost done and are behind one of my rentals in a commercial district.

The other 9 will go on a small lot nearby where we will build this spring.

Between my flips and building a short term rental this summer. I'm gonna be busy.

I'm hoping so! I close on a quick flip right after the holidays. So I guess I'm betting that things will not collapse between now and when I sell it.

I use white Home depot box cabinets. But that is for my market and my price point...

Look at some comparable sales.

We used to do Christmas gifts for Tennant's but stoped a few years back and now do gift baskets in the spring. Don't know why but our gifts had way less impact at Christmas time.

Love the thought of saying thanks to valued guests in our homes. Just make sure you do it in an appropriate way.

As @Michael Gessner said, you should get a second opinion. It will cost like what $400 to have a root cutter guy come out and do a clean out and camera it again. If it fixes it then great. If not, well then hopefully you at least have more clarity on what the issue actually is.

And if you do decide to dig it up. Look for other bids. Those rooter companies charge a premium to do that work.
