@Melissa Dinas - the ARV on this property from comps around is about 170, the house is half done and requires approx $30k in rehab (from the pics that i see). The house can be rented for no more than $800/m as a buy and hold, it cannot be flipped for more than 170k... the constructive criticism here is ... what is the deal? where is the deal?... I would like to know if this post is simply a newbie wholesaler that cant do math or am i missing something and then i would like to have more data so i can see if this is a hidden gem (which is probably not). And if not, then this post is a spam... Now would you like to add anything more constructive to your comment?

can you give me more detail as to why the NOI is only 50% on a 80k property and thats even before the debt service... Sounds extremely expensive as far as opex goes. Tying up that much credit and money for 2k before taxes annually seems like an extremely bad deal.

whats the point of buying a property that can only be rented for 750/m for over 2x the  price?

@Andy Tomaswick let me know if you are interested in partnering up, i am curious about that area as its far enough from Cleveland not to be affected by the rental-purchase bubble and its close enough to actually be viable.

Hi Guys, 

i am looking at Akron OH  for buy and hold, as i see that there are some good C class real estate there with good returns.. Anyone knows that market? is it any good to invest into? Anyone with boots on the ground (local agents, contractors, PM/ title company etc) you can suggest (from your own experience of dealing with them) ?
