Hi Jorge,
is there any subdivision issues with having two sfrs on that parcel thats why its a cash only deal ( grandfathered in or something?).  Or Can a lender /insurance approve this for a loan etc ?

Newly rehabbed investment property one street away from West Park area! This is a great rental area! The property consists of 2 single family homes on the same parcel. Each house has 4 bedrooms and 1 bath. Both houses just underwent a complete rehab with new plumbing, new electrical, new furnaces, new water tanks, new paint, new carpet, flooring in kitchens & baths, cabinets, roofs and just basically everything needed to make this a trouble free property for many years. Rehab was done by us and we have many years experience in the construction field.

Property has tenants with signed leases. This is a turn key property with managment available if needed.

80K - buyer pays all closing costs which will be about 2k on your end if we use my title co. Buyer must be able to close within 20 days of signing contract. Property is priced to sell as a CASH deal.

Property comes with a 3 year guarantee on all labor performed by us on plumbing, electrical, and furnace installations. All appliances are new and have warranty by manufacturers.

Financial inf:

Rents - 1,650

All utilities paid by tenants - Paid by tenants

management fee - 160.00 per month

Insurance 85.00 per month

Taxes - 200 per month

Profit - 1,205 per month

My biggest problem is misrepresentation, and the newbie investors that are being hurt by ads like this one. Bigger Pockets is most of all an educational place, not a "pull a fast one and run". Call it anyway you want to, but i do not like people that invest their  EM just to go belly up because of posts like this one. I will leave it at that, unless you wish to prove me otherwise, which  i wouldnt advice, as i know that area quite well.

First of all you are a trolling because you have done this on other posts but that is ok.  Because if you are not "Trolling" you wouldn't even take the time to post on a home that you have no interest in.  This home is livable, section 8 is upstairs and has passed inspection year after year.

I own this home OUT RIGHT not a wholesaler.  I am fixing up this home little by little.  I will no longer sale this home as soon as I get the other part of the roof fixed, trying to avoid fixing the whole roof.  This is an area that you don't invest another 30k in, this is a modest community.

I suggest no longer commenting if you have no interest.

lol am i missing something here or the only thing that does not needs to be replaced in that house is the electrical panels ( and not the  roof ) ... that house is 45k turnkey ( oil tank? lol) , and from what i see there is atleast 30k in rehab there before i would call it livable...  Now add 2.5k in taxes in that area and this house is pretty much a money hole. I am not trolling, i am just trying to figure out if this is an actually good investment or a spam by a newbie wholesaler again.
