@Bob Prisco   I dont know...  I mean its a good deal for aprox 60k ish ( if the rental comps are legit), but any higher than that  might be hurting the bottom line.

It surprises out of towners that you can literally have an area where on one side of a street it is desirable and you want to invest but on the other side of the street, you don't even want to walk over there, let alone invest. A property with an address of 7201 can be a buy at 300K but a similar property at 7199 on the same street you wouldn't buy for 100K.

So many areas with million dollar homes abutting low income homes and neighborhoods. Plus you have gang territory issues in some areas where things are dramatically different from one block to the next. So many intricacies, and they can change quickly.

Thats why i am so afraid to invest there...
