Good house in a great neighborhood. House would need some foundation repair on the slab in the garage which estimate was 15k. This was a first estimate and I am sure it can get lower. Would be a great rental and rates in the area would be able to be pushed to 1300-1400.
Not really sure how ARV applies to a rental here. Also this is the first time I've ever heard the term redlining when referring to real estate investing? Are you referring to negative cash flow? Maybe I'm not up on the times.
Assuming you push rents and out 20% down it would be a good rental in a good neighborhood with good cash flow. But, I suggest you run your own numbers as we all have different criteria. It's obvious you're not interested in this one, so thanks for looking.
