A package of 6 buildings/houses (11 units) is being offered. An occupied triplex, in good condition, with a detached garage, generating $1,450 a month; a vacant duplex in need of approx $5K in repairs (leave 1st floor in rentable condition, fix the fence, and tear the garage down), two occupied duplexes bringing $600+$575+$500+$450=$2,125 and two single family homes, in great condition, that at the moment of the sale will be occupied (estimate rents: $750 + $775). According to my numbers the annual return combined, including repairs needed and assuming 10% of income as maintenance costs (very high), would be 13% (total monthly income: $6,400).
