I absolutely agree with you and I that logic makes perfect sense. I am buy and hold investor. I am just trying to see some formulas and something perhaps you find helpful to utilize for your real estate offers. 

Yes I am well aware of the 70% rule but that is designated for fix n flip deals. I suppose!

Hello BP, 

I just read a book on real estate investing and it contained a formula of making a offer on a house with 80% of the property value. I'm thinking that means after analyzing the CMA one should make a offer 80% of the asking price for a property that is for sell. I know that seem very unlikely and I would love to hear some inputs if anyone actually used this formula to purchase their property.

Please let me know what is your method for making a offer?

I'm actually looking to figure out all of the above Options. Is there any way to find out those information? However, I was told that prior appraisal of a property is kept confidential and is not shared with anyone.

Hello BP,

Before we reminisce this year accomplishments, just wanted to ask a quick questions. 

I would like to know how much is the house worth that I'm thinking bout putting a offer in? Like is there a website that people has used that seem to be accurate to determine the value of the house? Also is there anyways I can find out how much the property was appraised when purchase by the current owner? 

I would really appreciate any inputs!

I appreciate the input guys. I know it's a number game for me and I know the seller trying to ignite the fire. I'm holding my silence and see who jumps first.

The problem with house I made a offer on is that it's the only tri plex in that area and the comps are kinda shaky. If you guy are interested I can pm the CMA and let's see what you guys think

Hello BP, 

I just put a offer on my first property and the seller didn't notify my agent about our offer. The seller agent called my agent and told him that seller has multiple offers and want the highest and best offer by tom. The house has been in the market for two months. I know my max offer I would like to give but just hesitant to do so since I feel like the seller has all the leverage in negotiations right now. 

Let me know what would you do?
