@Matt K. the claim can only be issued if it’s damage my fire or weather related issues. Not for tenant trashing the place.

@Nathan Gesner I have all my paperwork’s and pics ready for evidence. I’m just having a hard time finding a address for the tenant to serve the notice. I tried looking in reverse phone number but everything coming out insufficient. 

@micheal jones I believe the tenant had quit her job. I also have looked into that route.

Hello BP!

I need some ideas in order to take my tenant to small claim. I recently evicted a tenant and they have completely distroyed my unit. I want to take them to small claim but I was told by the housing court in order to do that I would need a forwarding address for the tenant. However, I know the tenant will not provide me with that. 

If anyone faced the same issue before and knows any suggestion how to retrieve that information I would deeply appreciate any inputs in this matter.

I know underwriters are very picky now day when it comes to ooc multi units. I personally experienced it. I would recommend to to have atleast 20-25% downpayment since it will be way cheaper to refinance from fha to use another fha loan. Remember you have to factor in closing cost on refinance and the upfront MIP for fha Loans origination. As alway speak with mortgage broker.

your allowed to have one fha loan at your credit report. If your husband doesn’t have any property financed under fha loan he should be good to go. I would speak to a mortgage broker for loan options if your husband is a first time home buyer to see if you can go low downpayment with convention since it’s way cheaper than fha.

you can get 10 finance property as per Freddie Mac/ Fannie Mae limit. Don’t fall for local bank overlays at 4 limits. Try using a mortgage broker who will be willing to do 10 finance mortgage property.

I would say atleast 10k or use the loan amount and multiply it by 5%.
