Lol wat a joke! So now ex criminal felons can obtain guns in ct after their records gets wiped out! 

In eviction landlord should alway hire a attorney. I look at it as cost of doing business. Make sure the landlord you hire has expertise with dealing with legal aide. This will definitely tighten tenant requirements and I’ll screen more throughly like the banks are doing giving people mortgage during Covid times. 

Unreal governor! I hope CT doesn’t become like NJ or NY. It sure looking like it.

I appreciate the input! Yes it looks like it might be better to walk. The eviction moratorium itself is nightmare. If I don’t get further discount it doesn’t make sense to take all the risk!

Hello BP!

I’m under contract to purchase a 3 fam home from a owner that passed away from Covid. I found out after doing my own investigation that the basement is rented and it’s not legal. 1st fl tenant doing a lawsuit for negligence from past owner and not paying rent. 3rd fl not paying rent either since I found a prior eviction the owner attorney had started in March but basically got dismissed due to the eviction moratorium. The listing agent told my agent that everyone was paying rent. I trusted that but after I did my own verification I found all this things out. I tried to reason with listing agent and it looks like seller attorney selling as is and wouldn’t delivere the units vacant. 

Im wondering is it worth the headache or better to move on to find a better deal. 

I don’t see food restaurants giving out free food to people that can’t afford to eat. I don’t see public transportation not charging fees for service. I don’t see hotel not charging daily rates for essential workers living there. Bottom line as a landlord I provide service! I provide a great service and fulfill my duties. If I provide great service i expect to be compensated! If the government cares so much they shall pick up the tab!

You should definitely get a lawyer involved. You have a ongoing crime occurring in your property. I’m sure ny is a tenant friendly state. Try to get police involved to get police reports and start a eviction based on serious nuisance!

This is absurd! Landlord are providing shelter for tenants that doesn’t show no appreciation. Landlord are being forced to eat the cost. Tenants can easily use this to their advantage to ride out the memo and leave without paying. I’ll be actively looking for a class action lawsuit to combat this injustice!

I appreciate that input. I figured there will alway be a catch to it. I know there are options to defer the payments at the end of the loan which may prevent investor from obtaining new mortgages.

Hello BP,

I am wondering from a lender prospective how does applying for a mortgage forbearance affects your ability to get mortgages for purchases in the future?
