Description: Great property in amazing Lake Country Estates! Awesome schools. Eagle Mt-Saginaw ISD. Eagle Mountain Elementary is a 9 out of 10 on Zillow. Beautiful drive into the neighborhood. You can see the Lake from our street! Structurally, this house appears to be in great shape with no signs of foundation and a brand new roof. The a/c is old but working fine. Great layout with Master Bedroom having high vaulted ceiling. This will strictly be a cosmetic rehab, with 99% of the wood floor in the living areas/hallways in great shape which I think you can/should keep. Description: Solid rental or small flip! 3bed/2bath/2 car garage. Foundation bid for 21 exterior piers. At $180/pier that is $3780. As you will see in the pictures, the rest is easy cosmetics. I would keep a lot of it for a rental, such as bathrooms and floors, kitchen cabinets. The $15k was more for a flip budget. Other than one comp which was smaller, 1 more bedroom but no garage, the sold comps are not updated. You can more than likely get away with a $5-10k rental budget and rent for $1200/month, which would be great cash flow. This would be ideal for 212 Rental Landlord program.
