Description: Solid rental or small flip! 3bed/2bath/2 car garage. Foundation bid for 21 exterior piers. At $180/pier that is $3780. As you will see in the pictures, the rest is easy cosmetics. I would keep a lot of it for a rental, such as bathrooms and floors, kitchen cabinets. The $15k was more for a flip budget. Other than one comp which was smaller, 1 more bedroom but no garage, the sold comps are not updated. You can more than likely get away with a $5-10k rental budget and rent for $1200/month, which would be great cash flow. This would be ideal for 212 Rental Landlord program.
