Description: Perfect spot for a new build or buy and hold on royal! Home is in good shape and will approximately 40-50k to flip it if you wanted to. I believe it will be less if you wanted to rent this out. Comps are showing that you need to build at least a 5,000 sq ft home. Will cost anywhere from 125-150 a foot to build. Comps selling anywhere from 1.3-2 million for custom builds and there are several within a few homes that are being built now. Also, there are as-is homes on royal that have sold higher than us.

Description: What a rare gem to find in such well kept and updated condition! This property is in a great neighborhood in Allen, where well-maintained houses are $152/sqft+, and updated houses are fetching closer to $160/sqft. This property is larger than most, so I discounted the price/sqft accordingly, however, it is in EXCELLENT condition--new hardwoods, new tile, and the interior is in excellent shape, needing only touch up paint, carpeting, and (some) kitchen/bath updates. The pool and equipment are in EXCELLENT shape as well. Don't be fooled by the small rehab budget--this one is light work for such a large house!
