Comps in the neighborhood are selling for $105/sqft or more.

The property has a converted garage which gives us the 4th bedrooms and 3rd bathroom. We do have a nice carport though. We also sit pretty close to the highway, however, you have to go through the neighborhood to get the house. There is no access directly from the highway.


NPO has been deducted for both. Other than that, great bones and in a great area and schools district. Let me know if you have any questions.

This is a great Flip opportunity for an investor in Dallas with Richardson ISD. The updated properties close to our size are all selling within 2-18 DOM with most comps sell in less than 5 days. The average price per foot for each is $185.00 with them selling from $180-$190sqft.

The property is in great condition but will need a small amount of structural work in the foundation. A bid will be provided. I will have a GC going to the property today to confirm the renovation budget. After structural work is completed, an investor will need to upgrade the flooring, doors, lighting, and paint throughout. Also, major upgrades include the Kitchen, with all new cabinets, granite, appliances, back-splash, and possible pony wall to open the floor plan a little. The baths will also need a full upgrade.

I have a CMA and Listings attached for the 2 most recent New Construction Sales on this stretch of La Vista that backs up with a golf course view on the 4th hole green of Lakewood Country Club. 6914 La Vista is 4 doors down from the subject property and 6840 La Vista is 12 doors down so this is a tight little group. The price per square foot on the re sale was between $288 - $300 p/sqft and they each sold in 1 Day on Market and 15 Days on Market so they move quick once they are finished. See attached report with the breakdown on the numbers for those properties. Those properties both had matching 53x144 lot dimensions like this subject property so all same lots. As I understand the possibilities, on this size lot you could build as much as 5,200 square feet of new construction max with 4,900 sq ft most likely being the ideal for maxing out the spread between build cost and resale value. Your price per square foot in this current market should range between $288-$300 for projections but things can obviously change in this market regarding projections over a 8-12 month project completion period.

If we are looking at a 4,900 sq ft build 4 bedroom/ 3 full bath 2 half bath/ 2 car garage (no pool, none of the new builds have pools in this stretch) @ re sale value of $288 p/sqft = $1,411,200 on resale value

I factor build and demo cost @ $125 p/sqft = $612,500

Land Acquisition Cost $499,900

A nice flip, rental, or owner finance deal in Grand Prairie! This is a very hot area with low DOM. For a flip, rehab includes roof, some foundation ($4k bid) and basic cosmetics. At over $26/ft for rehab, you should be able to make this house pretty nice. You can get away for much less for a rental and rent it out for $1050/month. This is a good one for quick flippers or buy and hold landlords.

This property is located minutes away from Uptown Dallas/highland park. The seller is a general contractor and has run out of money due to a divorce. All the work that has been done has been inspected and permitted. The property has been 80% remodeled already. The electrical and plumbing are finished and permitted. The rehab would be flooring, ex-paint, paint cabinets, install rail for stairs, granite, backsplash, appliances, and landscaping.

Off-Market Coppell flip or rental. The property is in great condition! All majors are in good shape. The worst part about the property is the layout. Owners decided to remodel over the years and layout is a bit funky. I have budgeted for a layout adjustment as well as full cosmetic updating. The flooring downstairs is only a few years old and in great shape. 


We are bigger than the comps. I have priced us at 148 a foot. The lowest sold per foot comp is 158. We should have no problem hitting the ARV.

Rehab: $36,200
Price: $252,000
Rent: $2100
