A lot of different points of views in this conversation. My opinion is the number ONE thing we need to do as agents is provide value. That should be our focus, and not only provide value, but do it better than any/most of our competition. 

Price goes out the window when the value that we bring is over the top. So providing value is what I focus on. It's not easy, but necessary to stay in business as an agent.

Thanks @Brett Dawson I contacted them and the woman on the phone told me she don't know where I could get that type of info.

So I may just start calling some builders in the area and just ask them. 

Any other input is appreciated.

I'm an agent in Lexington SC and looking for builders that are interested in land. Mainly in Lexington, Gilbert, Chapin, Ballentine, ect...

Running across a good bit of vacant land that is in the path of growth on both sides of Lake Murray.

 Hey Jason, wanted to reach out and touch on this since I found myself in a similar situation. I work in a tire manufacturer plant and was saving up, working tons of overtime, all to invest.

But after projecting forward it was going to take a very long time for me to get enough money saved up to invest in anything outside of lower end stuff (I don't want lower end properties and headaches that comes with it)

So I changed my thinking into how can I make more faster. I make decent money at my job, a little above household average, but I needed to make more. So I chose to get my real estate license and focus on becoming a top producer. Our teacher for the real estate exam class claims that veteran agents usually make around 3 times the amount I'm currently making per hour.

I'm not a veteran agent obviously but the point is, if I continue down that path then I will end up in a place where my time is worth 3 times as much as it stands now. Which allows me to save up a lot faster.

So my advice for you is to think of a way to make more money for your time. Maybe you can move up and get a promotion where you currently work?

Or maybe there is a similar job close to where you live that pays more?

Hey Ali, for a non owner occupied residential property it will be 6% of the appraised value. 

Then multiply that number by the millage rate(do a quick Google search for millage rates in Greenville) for the district the property is in. And that will be your taxes for that property. 

So in short

Appraised Value X .06 = Assessed Value

Assessed Value X millage rate = annual property taxes owed

 Hey Anna, I'm an agent here in Lexington. I have a friend that is an engineer out at the power plant in Jenkinsville. From what I understand, the power plant is merging, and people are waiting to see if there will be jobs for them. Winnsboro has a little hospital also.

It's about 20mins from Blythewood which from going through both areas I feel Blythewood is a nicer area.

I used to drive through the area a good bit for a previous job. Winnsboro is kind of like some of the lower end places in Richland. And a little more rural obviously.

Hey Jerryll, I have a question. How do you feel about using SEO as an agent for leads?

Doing a quick Google search for "real estate agents in Lexington SC " shows top dogs like Zillow, and realtor.com. Chances of outranking those sites aren't that great. 

I've done some SEO work in the past for a completely different business, but never got to number 1 on any key terms. 

I'm definitely not sceptical of SEO, just don't know if it would work for an agent. 

And how do you feel social media ties into the whole SEO deal? Would it be better for an agent to build a following on any given social media platform vs SEO?

Following this topic. I'm about to get my license here in SC and interested in hearing more from experience. I think the biggest factor we as agents need to focus on, is bringing value. Bring the value and all the other stuff falls in place. So the real question is, how do we bring value to higher end property owners?

I know mobile homes get a bad name, but that is area dependant. Here they have just as much value as stick built if they are attached to land by themselves.

 Yes a mobile home. But not in a mobile home park. Mobile home with land.
