P.S. I agree with everything you said about the folks trying to make it seem easy to get into REI - I think it's usually because they're trying to sell something, and it's a disservice to the business.

I love the second point here. And it's something that's crossed my mind a good bit. And now it's where my extra hours are spent. I work enough overtime to make anyone go crazy these days. 

It won't pay off now or even a year from now but in time...if I'm persistent with it, it will pay off in a big way.

And to further his point of people in this day and age wanting it all for nothing...I think that most have gotten away from the hard work mentality. Myself included to an extent. Working hard is where it begins, trying to bypass this step is building your business/portfolio/REI out of straw. Got to work hard FIRST! Fruits of your labor will come later.

Jay is right. Most that come in with no money flame out. I've seen it here in my market first hand.

And then you have different markets, with different people in different situations financially. So it's hard to categorize. 

But I will I was one of those people with wanting to wholesale then buy and hold. But I didn't flame out, I'm just taking a different approach now.

Bravo, I figured this out the hard way as you did. So I anchored down and started working more overtime to save more money.

Just wanted to do an update on this post. I couldn't get the house moved. Turns out the market in which I bought the house was very slow and I couldn't perform. So that was my first learning lesson the hard way. (Try to limit those). The seller was okay with it, he had full equity so no big deal to him (i got lucky).

So without skipping a beat, I'm aligning myself with a local investor and he is going to guide me. I'm taking a step back and just going to bird dog if I can. I'm okay with taking less money if I can learn a little more so these mistakes won't happen as often. I sent out a small post card mailing yesterday and will do so again in 2 weeks. 

Additionally, if there are any investors on here looking for a bird dog let me know. I'm not afraid of talking to people over the phone, and I can get all the information on a property that you need!

I'm in no way, shape, or form giving up. Just readjusting and pushing forward!

I hate to this. As a new wholesaler it's giving us a bad name. I don't want to have bad name at all. I'm starting from scratch and this is my method of getting into investing. I'm lucky to have a mentor and the info I give out is legit. 

For instance the one property I have under contract now is more rural. So it was hard to get accurate rent rates. My solution was to call a landlord in the area to get those accurate rent rates.

For me, starting out, I'm focused on big goals and doing it right.

That's pretty fantastic Chris. I love the drive and determination! Doing a little bit of everything. Experience is the best teacher.

Thanks guys and gals, Michael it is a wholesale deal. I'm splitting it 50/50 with my mentor. Definitely worth it to me. 

Definitely Ramon! I'm all about action. Action is what creates experience and experience is the best learning method IMO
