@Andrew Starkey You could interview property managers in the area that you're thinking of buying. They know the trends. Also..property managers may know of tired landlords willing to sell. Great people to network with.

@Jignesh Savaliya A lease that has accelerated rental amounts per year for the 4 years may work well. Although I would caution you that you really love the tenant make sure they are super and care for the property. Build in factors for inflation and any capital repairs you'll need to make in the next 4 years..

How Hard Money Works in Real Estate Investing

• Private money
• For fix and flips
• For developments
• As a bridge loan

LeAnn interviews Hadley Hornig, Account Executive with Renovo Capital and enthusiastic real estate aficionado.

As a Buy and Hold Investor himself, Hadley's true love--besides family--is real estate. Hadley Hornig is a naturally excitable Minnesotan (no caffeine needed), who has always been drawn to real estate through hands on and intellectual experience.

At Renovo Capital, he and the company currently help over 50 active investors get the financing they need for their flips and new construction. They work to provide hard money loans to those investors who need quick and easy money to get deals done fast and efficiently.

@Dylan Salem Wow that's quite a predicament, usually it's the parents credit that is being used. So sorry to hear about the change in your parent's finances.

Since your studying real estate do you know the numbers so you can feel comfortable with the deal...have they explained them? No matter if it's your parents or a business partner you need to see the numbers to feel comfortable. Is there any way that you can be involved in the deal to make sure it's done on time, has the right contractors so you are learning how it's done. I'm hoping they have done flips before and this isn't just a desperate move.

So...from an experienced flipper and coach just be sure you have all the information. After all it is your credit at risk.
