That's the point of leverage and using Other People's Money. This is why real estate investing is so magnificent. The use of borrowed funds to increase purchasing power. Leverage changes the rate of investor return on equity. Selling will be a better utilization to grow your portfolio, regardless of fees. The issue in Covid-19 today...is the mortgage lending is tightening. So it depends on your personal situation as far as borrowing power to maximize your proceeds into duplexes or more.

Love the book Never Split the Difference. Life lessons - negotiation. Great in real estate, especially as a Realtor halping investors get good deals. Funny thing is the book was also useful in a family relationship that was distant. I used his tactic for admitting "I was a doofas".  It worked.  Tactic to be used when you aren't sure what the issue is and this family member had done this many times, just gone quiet. I called and left the doofas message and she returned my call within a few minutes. Wow...a whole new opening to create a better relationship. Sometimes, when negotiating a real estate deal I've had to bring out different tactics. Good ideas in that book.
