Hi Lauren,

Love your enthusiasm, getting into investing takes passion and time, you have both. Six months isn't much time by yourself to get grounded in the right strategy. When I wanted to grow my portfolio and didn't know how, I had the guts to reach out to a very successful investor who I had bought some fixers from and ask if I could shadow him. He said YES! I was really scared as we were in C neighborhoods and crime was rampant.  I did it anyway. AND, I learned real fast, mostly from hearing all his conversations and tagging along as he looked at deals and executed the process of the flip. 

Best to align with someone in your market who is already fixing or already wholesaling or already investing. I always say, even if you volunteer to be a gopher and help for free, it is better than watching videos. When I coach new investors, the real time learning is in the actual deal process, the flip process, the Realtor process, etc. That is where you "hear" how it's done and "see" the numbers. It's a fast college education/mastermind to be on the shoulders of those who are farther ahead as investors. A mentor can easily answer questions that used to take days for me to solve, mostly out of fear. Building a network by connecting with other goes a long....long....way. Best of energy, you CAN do this if you focus on what matters.

Danielle, now you are really getting at the different ways to finance a first property. Yes, it would definitely help to chat with your lender about your Mom co-signing.  You are thinking down the right lane. I see a lender chimed in - that is great!  Another way parents sometimes help is with a gift letter. That has to be done a certain way, again ask the lender.

@Danielle McMurphy You took the first step in getting started, asking questions. One idea is to look for your first roommate if you are going to house hack. Maybe together you could buy the first property. Some people have money and no time or interest in figuring out the real estate part. Others, like you are very interested in becoming an investor but short on the money.

Also, I would suggest you find an agent because many times they have preferred lenders and also know of programs to help buyers. For example:  Here in MN we have down payment assistance that helps with closing costs, though you still need to have the income to cover the debt.
