Great advice from Michael, your message may sound great to all but you have to test your message and record what gets the most response by sending out the mailer and testing it out, and let the response rate be your guide. Also it pays to be consistent and continue to mail. Some messages and sales don't get closed until the 7 time! 

Also check out the postal service they have inexpensive options for Direct mail to every door in an area you chose for 18 cents a postcard if your looking for very low rates.
