Ludmila,

Best thing to do is look for a partner to joint venture on a deal, they bring the money and you find the deal or manage the construction aspects if you have experience. Then split the profits. 50% of something is better than 100% on nothing. :)

There is also a 100% company running around here, search in the marketplace for 100% fiancee. I am only making you aware of them but do your due diligence to make sure they are legit as I have not used them. Lastly post your deal in the Deal analysis forum so you are sure that your are buying a real deal (under the analyze tab above).

I also recommend networking with others in your area.

HOA is $325 per month included water, heat, trash, grounds care and snow removal.

I just used odesk for some content as well. $7hour for research and writing. They are from india and much less editing :)  

Great point on Copyscape I ran my articles through and passed, only difficulty is they only allow so many submissions a day. So look for these as well. www.gramarly.com, plagtracker.com, and smallseotools.com

What has your experience been? I have used it a few times and have found while inexpensive, there are few good grammar or english majors :)  So what I have started to do is book 1 gig (usually 5 dollars) and then have them write me an article and see how it comes out. Then after I have used a few and seen there work. They are my content writers and maybe I'll edit some of the content and then post it to my website We Buy Houses Fast blog. 

It may be better to have them send you some samples of there work ahead of time. The sellers usually will guarantee customer satisfaction and rewrites, but if its really bad, how can you fix it? But there are no guarentes they actually wrote whatever they send you. Maybe ask for a referral.

I'm really excited as its been about a week and I have 8 articles and on page 3 of google in my area.

I agree with you it is getting really difficult to find deals in LA with good margins.  Maybe looking for greener pastures else where for your flip business could work? 

It really comes down to what your goals are. It may be a great time to revaluate what you want with your business, weather that be fliping or buy and hold.  Maybe under further considertion you want to buy mobile homes, notes, tax liens there are many ways to make money in real estate. 

Ultimately If you are looking for cash-flow then yes out-of-LA probably is a great option for you. Just remember when you work remotely it is key to find a trusted provider to manage the investment for you.

Great job on this value play. Wondering how you got the property leased up, or what type of marketing you did? If you don't mind sharing what was your NOI at 30% and after your lease up?

How did you draft a Note and Deed of Trust, is it so easy that any one could do it or would you recommend an attorney draft such a document?

Investing in the midwest would be a great idea. listen to podcast number 29 and 74 for some great advice. Also just ask for referrals of Property Managers and concractors that are trust worth and you'll do great.
