@Steve G. - how did you pick Jax out of all the cities in the US? We have bought 1,800 homes since 2003 in Washington DC and Baltimore Metro. We are cash buyers and can buy as much product as you could find us (in those 2 metro markets above) if you have a good way to find deals. What is your goal with this endeavor? Perhaps we can talk about working together while meeting your goals?

That is a ton of money to spend on education. You can easily buy those lists through several online list brokers. Its hard to say how good their classes are so I can't comment on those. You can learn a ton by reading content on this site. I would advise you not to pay $21k for it.

it is but really not that bad if you promise him a 20% annualized return. I would do it in a heart beat. Are you capable of doing a $200k renovation?

Private money or hard money. You should expect to pay 10-15% interest and 2-5 points. Do you have it under contract? I have a contact there and may be interested in participating if the numbers are right.

Guess it depends on what you are buying. If you are buying houses its total overkill. If your buying multi-unit or commercial it will save you some money.
