Virtual Wholesaling - Finding a great JV partner?

Hi Guys,

Following my initial research to find what I believe to be a good location to start wholesaling virtually, I went through a list of 5/6 wholesalers to find one I felt I could work with. We had an initial long chat about my expectations, and his level of experience, and moved forward.

I've been screening the incoming calls from my mailing campaigns, and have been forwarding the leads from these to my wholesaler. My problem is, that he's not as dynamic as he led me to think he was, and so, many of the leads I've sent through to him are yet to be followed up. He advises we have our first one under contract but I've yet to have the contract sent to me for co-signing!

I'm sure others have had similar experiences, and I wanted to ask if any of the BP members may have feedback they'd care to share regarding where (how) to find a great JV partner, what criteria you wanted them to meet, and the deciding factors leading to you hiring them to be your "boots on the ground"?
