Hello there!

I am pretty new to the forum (few months here) but have been around for few years in the real estate side. Recently, i have come across consumer database of entire US. I am talking about more than 300 million records and each records with about 400 fields.

Since i am not very active in real estate right now, plus i am off shore half of the times i don't want to waste this opportunity. Therefore, i would like to offer at least 10 members free list(s) for your market custom created for you. Think of this as free access to list source or one of the BIG boys. This data is pretty accurate and is updated quarterly for all the changes.

There is a BIG list of fields to choose from and thats where it gets tricky, i mean we have to work together to see what fields to choose and what will carve out the best data for MAILING OR TELEMARKETING.

If you like i can post list of all the fields to choose from but i think at this point that would be cumbersome. Lets discuss and get some lists out to you guys.

At the moment i will only provide the list for free to investors who are already doing some sort of marketing and are purchasing or using some sort of list(s).

wow, 9 out of 25 gone already is a HUGE number. But here is what i would expect from this point. The ones that were going to go are already gone. I wouldn't expect 16 to drop down to 10 in couple of days now.

Stockton is a fairly small town, would you like at the vacancy rate in Stockton or in this particular area?

Also, any useful sites/resources to search just that?

Well, i am new investor in the Stockton market, me & my partner recently came across this building that we can acquire with no money down. I don't have the good numbers to work on because overall this deal doesn't attract me much.

Here are the important questions:

This is in the rough area of the down, would you touch since type of building in this area?

How hard would you think renting this property out will be?

Over all, i am just curious if i should even touch it? The mortgage payment will be around $3,000 excluding taxes and insurance.

I don't think this option would fit in at all, because of following reasons

a) The investor MUST bring in at least $1,000,000 or $5,00,000 (in rural areas).

b) This option is good if she wants to move to US as a permanent resident.

c) Assuming she does want to move, not only she has to bring the above mention investment but also produce at least 10 full time jobs within first 2 years of investment.

d) Oh and the process can easily take a year from the time you fill the first form till the time to get to invest.

True, if your father in law has the money in bank and is all after taxes he should have no problem sending a large wire to you or the wife as a gift. Now this is your money and you can buy the property, even she can but again like Anish Tolia said don't expect banks to look at your down payment as the same way they would look at if you saved say in 3 years to put 20% down.

I am researching alot about banks lending to foreigners and some of these individuals doesn't even visit US to do these deals. Most of the banks simply want to make sure the investor put down at least 25-30% that way the bank has their butt covered. Shouldn't these banks be able to do the same thing? 2) Your partner has bad credit. This is self-explanatory.

It is, but i was listening to a podcast couple of weeks ago by a Bank under writer who talks about reason behind bad credit. This partner of mine has bad credit because he just doesn't care. he is current on mortgage and has 200k in his bank and really no other debts.

3) Stockton is (in)famous for having high unemployment, low property values, and a bankrupt city government.

Stockton is my base because of our primary business here but we could definitely look into nearby cities, Tracy, Lodi, Modesto, Manteca?

All three of these things would have to change before you could get a loan, I'm guessing.

I will keep the thread updated with any other progress that we make.

Bill, i just want to clarify that i am not a resident here in US and i only travel on B1 (Business) visa for few times each year. Each stay is 15 days to a month.
