We are interested in a house to flip that has about 8 inches of water in the basement. My husband knows where water is getting in, however there is no way to know damage from water as we can't go into the basement. Any input?

My husband and I fund our own flips. There is a house we are interested in , but we are about $40,000 short. We know a few people who have stated they would invest. The house is $140,000 and needs about $20,000 in repairs. We would sell it for around $240,000. If we borrow $40,000 for six months, what is a fair percentage for investor to make? They would be a silent partner, and my husband is the contractor. So, we are providing most of the capital, and all of the work.

Hi Theresa,

We do have experience with rentals and flips in NJ, but other than our rental in Dunedin, we know nothing about flips in Florida. I'm not sure where the good investments are, what comps are, etc. We may be able to help each other out!

Hi,

Your expertise sounds invaluable. Being a realtor and investor in NJ, I am out of my element in Florida. There are so few houses up here with with good margins for profit, and too many people flipping.

To be up front, we do only want to purchase smaller homes at a maximum price of $50,000, needing $30-$40,000 in repairs, and turning around and selling at price from 100,000-140,000.  Let me know what you think. Thanks!
