what percentage a silent partner in a flip should make

My husband and I fund our own flips. There is a house we are interested in , but we are about $40,000 short. We know a few people who have stated they would invest. The house is $140,000 and needs about $20,000 in repairs. We would sell it for around $240,000. If we borrow $40,000 for six months, what is a fair percentage for investor to make? They would be a silent partner, and my husband is the contractor. So, we are providing most of the capital, and all of the work.

@Laurie Verdecchio, in this situation I would reach out to family/friends. Ask them the question point blank. Be prepared to show them the numbers, and your track record but you may be surprised. I have had family invest, and have had offers through friends for investing in my flips. I have only done it through family and have since stopped doing so, but through each of the deals they were happy and I was able to complete my project.
