The old advice of "sleep on it" before buying something is hard for people to actually do.  An easier way to make yourself stop and think before buying something online is to not save your credit card information on websites that you frequently use.  Typing a 16 digit card number is annoying, and by making yourself type it every time will force you to think about the item you are purchasing more.

Hi Erin!  Congrats on the new house!  I have never seen minor children written into the lease.  The lease agreement is intended to hold individuals listed legally responsible for certain actions.  Since a child would not legally be responsible for rent or maitnence, they aren't listed.  

However, it may be a good idea to have a seperate document filled out for informational purposes.  This would include information about who should be contacted to take care of the child if the parents are incapacitated, or in case of other emergencies.  I do the same thing in reference to pets.  Hopefully such an emergency never happens, but it's better to have a contact name and number just in case.

That big of a chunk of funds, I'd suggest breaking it up into several multifamily syndication investments.  There are a ton of syndicates looking for cash.  Speak to a few of them to see if your goals align.  Specifically, are you and the syndication aligned on cash payout timeliness, types of property invested in and ownership rights.  

It is alot of money to entrust someone with, so start those conversations now.  It may take a while to find someone you click with.

Hi LJ-

I am in the Augusta-Aiken market myself. There are alot of investors here locally for you to connect with. I try to attend a few meetups, but understandably some have been on hiatus for the last year or so. The Augusta REIA still meets up regularly as well as some other investing groups. I am always happy to meet up with other investors.

Contractors are backed up all over.  Even handymen are booked for at least a few weeks out.  Don't get discouraged, just keep looking.  Call as many contractors and handymen as it takes to keep moving forward.

Hi Victoria!  I have you tried looking through the market insights data that BP put together?  That may help you narrow down based on your own criteria.  If you are interested in out of state investing, parts of Ohio and Kansas city both do well for small multifamily.  There are fewer small multifamilies available in my market (south carolina).

But a small single family rental in your area.  You will have a better understanding of neighborhoods that you can quickly exit from if it doesn't work out.  You could also find someone to partner with if you are more comfortable with that.
