I invested in a post fire home a couple of years ago. One of the rooms had been burned out. It was a difficult fix, and increased the costs on insurance significantly. We didn't get financially burned and did manage to pull a small profit, however I don't believe we will ever go there again. 

@Bryan S. makes some great points. Did you have a contract in place with Beyond Dwellings? 

Tried it. It was awful. Almost led us to divorce. Home life is wonderful, but some couples just really don't work well together in a business setting.

Amazon rainforest is still on fire, the news stops covering it when people stop caring.

Small claims court. I have not done this myself either, but I have colleagues who have been successful.

You can cycle reno between tenants. If you have 4 units, and three are occupied by tenants, 1 is occupied by yourself. You could start by doing cosmetic reno on the unit you are staying in, first tenant to move out is the next unit to reno.
