Oh the damage a tenant can do in a year....If you know how to market, show, screen thoroughly, have a good legal lease (prepared by an attorney) and are completely familiar with the landlord tenant code where the home is then go for it.  But it's not easy.

 As a property manager myself, make sure you check your management agreement to see what the cancellation policy is.  Once you give notice to the property manager they will notify the tenant that they will no longer be managing on a specific date but it will be up to you to contact the tenant and introduce yourself and inform them where and how to make payments going forward, how to contact for maintenance etc.

 Are they in leases?  You can wait until their leases are up and raise at renewal.

 Yes, all 3 would be listed on the lease and need to sign.  Make sure you list them as Tenant A and/or Tenant B and/or Tenant C - so all are wholly responsible for the entirety of the rent (so even if one doesn't pay the others are still responsible)

We use buildium so our listings are pushed to all the sites automatically.  But without that I would recommend Zillow and apartments.com.  Consider fb marketplace as well (though be careful of scammers)  You're a realtor so can use the mls as well (but they do charge to do this)

Again, having knowledge of doing background screening for a living I am trying to figure out why most landlords are not doing Civil records searches?  Does anybody know why these are not standard on tenant screening?  Eviction records would likely show up in any civil records searches, but would give so much more information on tenants.  For example if you ran a civil search you may discover the applicant may have a restraining order against them or are be involved in multiple civil lawsuits, domestic issues, or being sued for anything else.  Most of this stuff will never show up in the criminal courts because with civil, those are "person vs person" and technically anybody can claim anything against anybody even frivolous lawsuits that would not show up in criminal.  With that said, as a landlord I feel that would be extremely important to know if someone has been sued by 3 or 4 different people for not paying them or having domestic issues.  

Maybe someone with more experience here can explain why I do not see civil screening as part of the regular process.  Lastly, my company also does social media screening.  Wouldn't this be important to run as well?  I would really like to learn why these are not standard.

 This is a good point and why in addition to running our background checks, verifying employment, rental references etc we also check Court Connect Delaware (not sure if other states have these) but the civil cases (and much more) will show up here.

 I would say no, that is her responsibility.  These are so cheap it's strange she's asking you to do

Post: Letter of non renewal question

In Delaware we don't have to give a reason to give notice of non renewal so just basically say we aren't renewing and they're responsible to move at the end of their lease.  So your notice looks good to me but not sure of Landlord tenant code for PA
