Yes they are in Delaware!  They should have renter insurance (we require it and proof before they move in) but if not definitely bill them

It's understandable that they work so I wouldn't mind if they have someone there for maintenance (this happens quite a bit for us) It's tough to prove additional people living in the home unless you live right there and can take pictures of cars night and day for months.  Unless you can get them to admit in writing (email works here)

Yes check your landlord tenant code since all states are different to see what's required where you are.  In Delaware we send out our renewals more than 60 days before the end of the lease since they have to give a 60 day notice to vacate.  Also in Delaware, a lease will automatically roll over to a month to month lease if no renewal is offered and tenant doesn't give notice.

Hi Antwaiyn,

We've spoken regarding possible tenant screening for you and are here if you need us. We can also do the lease signing for your approved tenants if needed.  You just want to be sure you have a good lease that will protect your interests so be careful getting blank or generic ones.

Hi Chardah,  I know it can be difficult to get started investing.  If you have a home you're considering renting out that might be a good option if it's something you can do (you have somewhere else to live) I recommend airbnb and the shorter term rentals for resort areas (beach areas) and the like but not much of a market for it outside those areas.  We manage many single unit investors and would be happy to help if you decide to go that route.  If you're not familiar with the landlord tenant code, don't have forms or leases or know how to screen interested parties, a management company is something to consider.
