Our team in Indiana has hired a lobbyist to represent the interests of housing providers and investors.  One of our first objectives is to replace the word "landlord" with "housing provider" in ALL pieces of legislation.  The "lords of the land" in history refers to landowners that essentially provided housing and oversaw most aspects of tenants lives.  We are housing providers that provide a product/service in exchange for money.  That is it. However, we need to find a term that replaces "landlord' for commercial providers as well - any ideas?

Thank you for such a detailed response Sean!  I agree.  Also, in Indiana, we pay double property taxes for investment properties - and those costs absolutely trickle down to the tenant.  I am seeing legislation all over the country, but especially on the coasts, of government restricting the ability of housing providers to screen tenants, do credit checks, etc.  Also requiring housing providers to pay moving expenses if they ask a tenant to move, and rent controls.  Unfortunately, these policies make improving properties and owning properties unattractive to housing providers, and thus, more and more "corporate" companies / government buy the properties - and because they are not (in many cases) skilled in the area, the product is both lower quality and more expensive to the owner AND the resident.
