 Thanks Kris! We did very, very little on this project and hire professionals for all including the landscaping. 20K + goes a long way with the right kind of contractor, which are difficult to find in my area on short notice. I learned with any project this size its good to have extra money or helping hands near by.

Good Morning/Afternoon/Evening's BP!

Me and my Husband bought a property in the winter 2016. Looking for properties is already a hunt in itself, and then there are the numbers. As a young girl I use to hate math but as an adult numbers seem to make me the happiest of my last few months & days ;-) The property was only a 2bedroom/1bath and 981 sqft. After a Wonderful 3/2 and laundry hookup with.......

1,184 sqft! A productive 5 months! Purchase: $88,000, Rehab: $35,000, Holdings: $5,000 Hicups: $3,000 Listing: $190,000 Estimate Profits: $80,000 The property is currently up for sale....MLS#8172315 GAMLS.....Now REPEAT!

You make what you want, pretty much just as @Mark Gallagher said, "Set goals, and work to achieve those goals." So get your head and behind into it! I just made 80K and its only 2nd day in the year, but it did not take me 90 days..... just 60 (smiles) 

Its the education, location, and people you are learning from. I suggest you find someone on the level you want to be on and stop being scared and move, and move quick money waits for no one only the driven get it 1st!

Now I just said I made 80K and its only "January", lol ..... My personal goal is $1M by October, happy investing!

BUY, SALE, & REPEAT :-)

Off-Market:

The 1st Deal off the market but through a agent finding the deal for us. It went through 3 investors not having patients for the deal, dealing with a title issue. Well enough said with patients we waited and title is clean and corrected. Also, I feel if you are getting emails at 2, 4, and 6am in the morning, a deal is bound to be there sooner or later.

Rehabbing into a 3/2 with a open floor, its now a 2/1and closed in.

I am seeking a small team I am building. Not sure of how would I began to seek help in that area. Like the do's and don'ts for contracting? Is there a beginner method I should go buy or seek before I scramble thru the yellow pages...?

This is a great look, Definitely waiting for numbers and results of this project. Currently scouting property for purchase soon latest this fall. I've seen some good Multi units just driving around though there fully occupied, wondering if I could upgrade while tenant still there lol :-)
