 They just decided to sale full price, All CASH at $35K. The home is located inside a community. This deal Direct marketing. Everyone I talk to Knows I deal in real estate one way or another and I offer to help anyway I can. So you can say Intentional Direct marketing lol.

Driving for dollars mobile home deal. The seller did not want the property due to bad timing and wanted to move away with no dealings. Connected him with one of my investors, seeking a property in the area. This deal was right on time, and was a smooth process. Project took less than 60 days to complete.

What made you interested in investing in this type of deal?

Helping another investor find a great deal.

How did you find this deal and how did you negotiate it?

Driving for dollars, motivated seller.

How did you finance this deal?

Cash buyer, All in.

How did you add value to the deal?

Investor rehabbed property, putting in new flooring and painting sidings

What was the outcome?

Sold in 24hours!

Investment Info:

Single-family residence fix & flip investment in East Point.

Purchase price: $88,000
Cash invested: $6,000
Sale price: $161,500

This renovated, charming, 3 bed, 2 bath, was a 2/1. East Point bungalow is the perfect starter for my investment property Added features including an open floor plan, granite countertops, new cabinetry, high-end modern finishes, brand new stainless steel appliances, and new gleaming hardwood flooring throughout. It was just minutes away from shopping, and easy access to I-85, Mid-town, Hartsfield-Jackson airport. This project was purchase at a right time "the winter". With all the nerves and issues that came along with this investments, I still have to say it was a Wonderful First Time Success.

What made you interested in investing in this type of deal?

It was below market value and, location, location, location.

How did you find this deal and how did you negotiate it?

This came along through a realtor. We made an offer below asking price and the offer was accepted.

How did you finance this deal?

Atlanta Private Lending, James

How did you add value to the deal?

Speed, Time, and proper paperwork!

What was the outcome?

Construction part was a bit challenge with what and how to do's. But in the end you have to make a decision and go with it. Everything came together lovely.

Lessons learned? Challenges?

Make sure your team members are as dedicated to a project as you are.
Verify ALL funds available for project, including hiccup funds.
Worked with a professional, or mentor, you must remember your a rookie not an expert just yet. When things go wrong you must know who to ask.
Trust yourself, google is not a genius lol

I worked with Paquita Wright. Owner of flippmoney.com, a real estate investing education company. A great person to work with with over 20 + years of Real Estate!

Thanks Jim It's family and they don't even want much between 3-5% is what there expecting. I was curious because I know with a Private Lender over 50k would be about 9 or more.

Good evening BP. I am now a full-time Investor! as of November 2016, YAY. Though before then I was working as a Armed Professional Officer, 10 years. Not the same as a police officer or a private guard but something like the guys on "Scandal", but for the good guys, lol.

My journey at the time was really interesting and hilarious. While my co-workers were discussing weapons and armory, I was talking about making 90K in a few months AND without possibly getting shot... sounds like a nice day, lol

I am still certified to work and now I do it PT , pretty much when I'm bored or when I'm waiting on a property to sale. The guys would always say your "too Pretty" to be in this field, I should be at a desk somewhere. lol I personal just got tired of standing and doing runs mostly and not able to talk to certain people when I see them. 

Do you guys know how Hard it is to see one of your Real Estate Idols and cannot speak to them, "OMG" thats when I resigned and went all in. I think all the time if I was able to speak to The El Moussa's the information I would have gotten that day and other people in the industry. Never again will I stay calm and quiet knowing that could have been my time to get SO much information on Real Estate from one of the best.

I Attempted to get my school degrees too many times and life and my finances were complicating that goal. University of TN for Business Management, got board... National College of Business & Technology, Knoxville just got old way too fast for me, Moved to Atlanta, GA back to parents home, send me Back to school to get a degree at ACS college in Computer Tech Analyst, uughh tired some, I'm a loud people person and I thought I don't want my head inside some computer's butt all day, NEXT... last attempt was going to ITT-Tech for Drafting & Design on 2007 not only did I receive a 4.0 in my 1st year, I Love to Art/draw and Love computers designing. Once agin due to financing not getting there fast enough. SO instead I studied even though I never finish and till this day Everyone I meet swears I went to college and purchased a degree, well no. All I have is a GED and a couple of attempts to going to school. 

In between time I studied Real Estate in its entirety for 5 long years, before I took my 1st step in 2016 to do my 1st flip. Its currently on the market now for sale  and after what I know now, I wish I took my risk much earlier than I did. But like most Parents say, yelling in your ear go to college, go to college go to college! Lol ... well funny thing is with NO degree and just learning on my own and much training, studying and many many seminars, I made $90k in less than 8 month with NO degree.

No way am I saying Not to go to school it was just not my thing my attention span is very short once I know it, I want to move forward to the next thing to learn & experience. Now I can do what I truly want which is learn to become Visual Artist....

Though with All my knowledge and Love for Art & Traveling, I have time to do everything with Real Estate investing. Me and my husband are now seeking a hold properties and more flips to grow our corporation for our other businesses.

Thanks Mark for the honesty. I tend to also think of that myself like We know there is plenty of great success stories but what about the bad ones or ones that didn't go as planned it would be good to hear so we all can avoid those minor common mistakes.
