@AJ H. One more question please. So if I'm doing a wholesale deal from a multi family fixer upper, what would be the best questions to ask the seller if it a off market deal? Should I ask him what will be the potential NOI when it's fully rehabbed and what's the cap rate in that area?

How do you figure out a ARV for a multi-family property? I know how to comp single families by comparing them to similar homes in that area, but how do you figure out a ARV on multi-family properties? Any comment will be extremely helpful.

When doing the BRRRR strategy do you buy the house full cash then rehab is and get it appraised, then refinance it? Is putting 20% down or buying it cash then refinancing it the right way? Which one should I do?

@Jim Pellerin what if you are wholesaling virtually from another state?

What if you are wholesaling a property and the seller is elderly and they aren’t tech savvy and they don’t have a email or anything? Do you just mail the contract instead?
