@Matthew Crivelli So, I basically leverage my first property with another property that produces more cash flow? I seen someone use a formula like this $300,000/0.25=$1,200,000. So, if I cashed out refinanced $75,000 from a property should I use this formula $75,000/0.25=$300,000? Or am I doing it wrong?

Can someone explain to me in depth what leveraging is, and how it works?

@Jim Pellerin what if there aren’t any fully remodeled homes in the area like a fix and flip? I just choose the nearest fully functioning home? One that’s not fully rehabbed but is in a livable condition?

I'm comping in a area in Detroit that doesn't really have any fixer upper homes near the one I'm trying to wholesale, so what do I do to determine the ARV and determine my MAO? Do I just comp it with the other distressed homes?
