If you buy tax liens, list the state and how many years you have been buying.  Would be nice to see how many people we have here and how long / which state(s) they have been buying from. I'll start:

Louisiana (14 years)

Colorado (just started)

Arizona (just started)

Jerry, I did a search for the book. The only one I could find looks like it was printed in 1989.  Do you know if he has any updated editions?  I would like to buy it but was worried that laws could have changed and the book would not be up to date. Thanks!

Before diving deep into it, the landscape could be changing quite a bit in the near future. It's already a competitive field, that may get even tighter. 


Abolish property taxes?????????  and replace it with what, a 75% income tax or .30 cent sales tax ??   No state will ever do away with property tax. There would be NO money for schools, fire, police, roads, parks etc etc etc etc etc etc etc etc.

I am starting to build a directory of attorneys in different states that handle tax sale litigation, quiet title suits etc.  If you can recommend one (or two) that you know of or worked with please share the attorney's name and city/state.   (I have Denise for Alabama ;)

5% min is great if they redeem right away in the first couple months. Not good if they wait a couple years.  I will never buy liens in a state where I wont get the deed when the redemption period expires. I am not going to bid against other people for the deed when I bought the lien.

Go sign up to realauction, gov ease, civic source, zeusauction etc.   All of the big online bidding platforms. It is free to make an account and most tax lien sales are free to register. Each site will show you how many liens and should show you how many bidders are registered. After the tax lien sale you can usually get statistics from the sale for each property.  

I don't see any value in some type of national data base, software. Everything is going to be done on a local level and each location is different.  As far as finding out when tax sales are held, where, etc. its easy enough with a google search, don't need software for that.
