@Vanesa Gonzalez Thanks for the information.  I do plan on doing a full application process. One of the individual would be someone I know, but I still am going to screen him accordingly just like everyone else.

Looking to buy a 3 bedroom townhome by the end of the year. My plan is to rent out two rooms (short or long term) and rent my bedroom out via Airbnb when I can.

How do I best screen tenants to make sure I’m living with good honest people? Has anyone else ever house hacked?

Need as much information as possible.

@Jamia Stevens Currently I’ve saved a couple thousand and my lender gave me a price range to stay in for my purchase. My realtor is looking in many different areas in Nashville will new construction and close to the city. I have not purchased a property yet, but I’m hoping to have one purchased by my birthday in February. Do you have a lender and realtor yet? DM me if you’d like.

@Cherine Lawrence Yes, this is my first investment. I think I will pass up on this and continue to save money and learn. I’m hoping that I’m able to buy my first place before my birthday in February. I would love to connect at some point with more lending questions.

@Michael Glist I was told I could not do a line of credit for the downpayment.

@Caleb Bryant Yes! But in order to do this, I know that I must be able to bring something to the table as well. That is the part I’m working on.

@Bastian Kneuse Yes, but the downpayment is the issue that I'm running into. I would look into an FHA, but owner-occupied is not currently an option for me.

@Joseph High Thanks. My realtor is being a big help on getting this information to me. I’m waiting to hear back on specifics.

@Dave DeMarinis Thank you for your reply. I will use this to get a clear idea of this market area.

@Latavia Banks Should I try a HML?
