@Jeff Cichocki Thank you so much. This goes help me. I can answer yes to both of your questions. This deal is a good one. Cash flow positive and I am working on creating a presentation for lenders. Your advice is very helpful in this process. Do you have examples of deals that were presented to you?

I am work on a BRRR in Decatur, AL on a single family home. I have some money saved but would like to see about using a hard or private money lender to fund the deal. Any suggestions?

@Terrell Hill Thanks for that. I’ve been trying to focus more on how can I make it happen. Pushing forward as best I can. Learning everything I can. I like multi-family more as well, but finding them can be difficult. I’m currently not working but I have a little money saved up. I’m just so ready to get started. I’m going to a local investors meeting soon to network and see all my options.

@Terrell Hill If I do SFH, this first will be owner occupied. I'm hoping to use the equity I produce to start investment purchases. I would love to do a duplex, but finding one I can afford is hard. I'm seeing one I like that's been on the market for some time.

I am in the Huntsville, AL area and looking to buy a SFH. My plan is to buy a home needing mostly cosmetic repairs/updates and getting it reappraised. My hope is to get a higher number that what I pay so that I can pull that out and buy another property. Can anyone give me advice on what I should be looking for? Best way to go about this? Lending?

@Joseph Copella I am going to take a look at the resources Bigger Pockets has available to help create my process. I am nervous about the thought of living with other people, but house-hacking is the way for me to get started in the business.

@Daniel Haberkost During your house hacking, how did you decide how much to charge tenants in order to see cash flow? I know that I would at least want the mortgage paid from tenants.
