Trying to analyze this properly. What should I be looking for?

@Latavia Banks I think I know what 4 plex your talking about and in my opinion $274900 is extremely high. From comparable sales that my realtor sent to me, $187500 is the highest sale price I’ve seen so far. This may not include off market deals through. Although the area is up and coming, most are still only renting in the $550-$650 range. Also tenant quality isn’t the best in said area. If your willing to pay that price, send me a dm because I will give you a much better deal on two four plexes I own 2 street over.
