@Dar Rose Yes after two months of meetings and bird dogging I decided to go for it for myself and I have my first deal under contract I am co wholesaling on 2 other deals and marketing for motivated sellers trying to get my second one under contract soon!

@Jon Holdman @Tim G @Al Bunch and others that mentioned subject to since the homeowners did not disclose the correct pay off they were gonna walk away with $6K do you think it's a good idea to fin someone that is willing to subject to the deal and pay them $6K?

Wendell, thank you for your input but I am aware of the mistake I made and I am also aware of the 70% rule. This initially was suppose to be a joint venture with someone with more experience but I was left high and dry at the contract signing and decide to go for it. I thought it still might sell to a buy and hold investor. Again my mistake. This forum discussion was started to get advice from more seasoned investors about if and how this can be turned around it wasn't started to point out mistakes that I'm already aware that I made.

@K. Marie Poe the pay off amount of $90K is what the seller advises me I just got the pay off information on Friday from the title company that the actual amount is $85K...I have a buyer at $87.5K so I offered the owners the $85K and was willing to go up to $87K and just take $500 for myself to get it done. They are current on their mortgage and I have a buyer that wants to do a subject to deal but they don't want that either.

Hello All,

My first wholesale deal is not going as expected. I've asked the homeowners to go down on our original price of $93K to $85K because I have a buyer. This amount is actually the payoff amount and not the $90K that the told me. they are pretty upset about me asking them to lower the price.

The contract I got from my then mentor is a odder to purchase real property agreement. It just states that I have the option to buy at said price within a period of 45 days. Offer is further subject to foundation and other inspection. Closing date on or before Sept 12th.

Anyway I can terminate before then?

@Doss Mann They are moving to another part of town of their kids to get into a different school district....I got the pay off info from title company and found out the payoff is $85K I offered them that because I have a a buyer at $87.5K if they do not take the $85K I was willing to give them the full $87.5 but they the pretty much mad at me and saying I should have told them sooner I've had it for 3?weeks today and under contract til Sept 12.. If they don't want to work with me anymore how do I terminate contract early?
