Hello All,

I am in the process of building my first list on listsource.com in order to find more properties to wholesale. I am looking for an example of a good direct mail letter to send out once my list is purchased. Any suggestions?

Hello Hector I am a new wholesaler in Houston,Tx and just got my first desk under contract a week ago today. Our situations are very similar. I studied the rehab formula for distressed properties at 65% or 70% minus rehab and wholesale fees but when I came across my deal with only $3,000 repairs to sheet rock and it being tenant ready I thought it was great for a buy and hold investor.... My numbers are $110K ARV $3K repairs $93K contract from owners and $98K asking price...rent $1250-$1350 in Alief, SW Houston...I've gotten several calls and emails just one home visit and he offered $74K....I think these are good deals for the right buyer but going forward maybe the rental move in ready type wholesales should still be negotiated down to 80-85% of the ARV...Good Luck selling your property.

Hello All,
My name is Lashinda Winters and I am a new to real estate and new to BiggerPockets. I hail from Houston, Tx where I was born and raised. I have a sports background playing competitively for Stephen F Aûstin St and University of Houston. My work history background is in Wireless Communication and Data Analysis. I have gone to seminars on real estate for 8 years on and off maybe 1 a year always admiring from afar. I just started full time 3 months ago. My introduction into real estate is in wholesaling. I am putting my very first deal under contract tomorrow! Yay!!! I hope to wholesale enough properties monthly to start buying properties to buy and hold and create passive income. I would also like to buy rehab and flip a couple of properties a year. I look forward to networking with and sharing this journey with like minded people.
