Put her on a land contract put substantial amount on a seller carry back and make payments using a reasonable rental price from the balance. Kinda like a reverse mtg

Agee with the above comments. If you think it is a good deal (profitable) then you should develop a relationship with a private money lender that has the funds to let you close on the transaction. Add those costs and put it out as a "auction" to your buyers list. (important to have one) You will get a better assignment fee using this technique.

The business model is very much like the mafia. Their is a a heirarchael ey  that allows agents that are new to be mentored by more experienced agents. (that's a code for taking a percentage of your commisions) My experience is that they over promise and underperform. Many transactions are kept in house where buyers and sellers agents collude to not represent the clients properly ignorning agency rules. Th more experienced agents run over the top of the less experienced ones. This is my companys experience with the company.

Have to look at this through the eyes of the investor. If the house is not at the 70% ARV rule then they will pass on the deal most of hte time. Hope this helps.
