Tips on presenting Terms Offers To Motivated sellers

HI All,

I was wondering if there any Lease Option investors in the BP community that can give me some advice on how to present Lease Option offers to motivated sellers in a way that it will sound appealing to them. When presenting the offers now, I try to touch on how the terms agreement may alleviate a capital gains hit and how it will setup an income stream. But so, far I've been striking out with my offers. Any advice or strategies would be very helpful.
