Claims against the house seems odd. If they show on title report then they will have to be satisfied. However you have a great chance of negotiating payment at reduced amounts. Will take time but maybe worth it. Had to clear things up similar in past. Doable but agravating.

Don't know of a "investor/wholesale title company

 May I suggest using a good RE Attorney that will order title and perform closing services per your needs. Hope this helps.

Estate probated. My question concern my rights as a purchaser of the property. Executor has right to do as she wants with estate.

The executor has full authority to enter into contract to dispose of the asset. Want to learn my rights to proceed with purchase.

Have a home under contract from executor of an estate. The person living in the house has a life estate. While my attorney researched contesting this in Court the time frame has expired to do so. Trying to find recourse to move forward with purchase.
