hey guys anouther question. I have 2 of our rentals free and clear I was wondering if it's a good idea to use that equity that we have in those houses to make the down payment for mfh looking into possibly buying our first with hopefully up to 10 or 12 units . I'm starting to feel like I'm in a rut here just kind of stuck with what we have and not moving forward very fast at all. What's going to be my best bet with this equity we in these houses

Just wanted to touch base and see if there is anyone here that buys tax deed homes . We have purchased 3 so far in the last 10 years and so far it's worked fairly well the first one we purchased was a 4 bedroom that sold for 590.00 then the other a 3 bedroom that sold for 960.00 and the last one We purchased this past year sold for 540 we haven't made it past the one year wait period yet march the 15 th we will do the title search the the notice to the owner so hopefully we will lock this one down as well. But my question was is there a better way to getting a clear deed other than the quick clam deed process I done it that way on the first two . The first two purchased are rented and bringing in positive income every month min exp

Hello everyone I'm Larry I'm glad I found this site hoping to be able to exchange ideas and learn from everyone . We started investment in sfh in 2000 along with a few flips along the way that turned out fairly well .We now have only 5 houses and 5 mobile homes but looking for deals everyday we never can let our guard down and let the good ones get past us lol. But anyway I found a old church building that has a full basement under it that looks to be in fairly good shape / no basement leaks and the upstairs is wide open other than we're the platform was I was thinking along the line of possibly converting this over to a triplex two upstairs and the basement being it has a door to the outside the property also has a small 2 bedroom house that goes with the property that needs about 15000 worth of work . I'm pretty sure I can get the whole place purchased for 35000  Has anyone ever converted a old church before ?

Hello everyone I'm glad to have found this site my name is Larry I'm 46 and have been in the real estate business part time for the last 15 years mainly single family homes. I'm from a small Bloomfield area in the  area and there are several investors near us which makes things a little more complicated buying homes here at a good price but I can post those things latter. But just wanted to introduce myself and say hello to everyone . Looking forward to speaking and learning from you all.  Thank you
