@Hovhannes Hunanyan Jan! The best place to invest in your case is in your own background. Anywhere near or around Glendale, Burbank, Pasadena and the  surrounding areas are extremely hot!!

With inflation going as it is and history having a tendency of repeating itself. What goes up, must always come down. I can’t answer all the 5 W’s, nor can I predict the future, but it’s only a matter of time.

Having the parents co-sign would be good for nothing.

You can consider a far larger security deposit just to cover yourself in the event things go south.

California laws are ever so evolving due to COVID. Now isn’t the time to take on an eviction. 

I do not recommend going at this alone in any event. Seek legal counseling and proceed with an eviction - if you must.

I personally would have held off to see if the Ca moratorium would expire in September or if its going get kicked back another couple months.

Nevertheless, the tenant has brought to your attention that he hasn’t mold. This is a health code violation. Make sure your address it in a timely manner.

Depends on the jurisdiction and the city inspector. It’s hard to say what will be required and what might be overlooked.

If the property is in rough shape, assume that the landlord knows what’s coming and they don’t want the headache.

I’d be looking for a bargain; factor in everything on the report when you complete your home inspection as many of it might need to be fixed for the city. That might be your leverage.

I need to upgrade a wall AC. I found one with the exact same dimensions. I’m trying to remove the current one without breaking the stucco or damaging the drywall/frame. 

I need expert advice on what’s the best way of going about it.

I see some people are aware of RSO/SCEP laws covered at HCIDLA, while others have the slightest clue.

 You can evict a tenants under the Ellis Act with a ‘relocation’ fee which can run a heft price tag.

The figure chat by @Steve Buchanan is on point. 

SoCal is a different beast. And what your dealing with is just the beginning. I’ve been at it for years. 

What was once a profitable game, is being killed by ADU's. An influx of unaware landlords are killing a dying game.

I kind of like the idea. Maybe passing out eBooks, running print on coaster books; creating landing pages and parlaying the idea. 

We’re a relatively large community. I’m sure someone must have attempted such a thing.

I’m considering writing, either jointly or solely, an eBook to help generate leads for RE clients — I’m a licensed CA broker. 

I know ‘reading’ is perhaps a thing of the past for many clients. With that said, I wasn’t curious if anyone had successfully or unsuccessfully attempted this: any opinions would be appreciates.
