Looking for recommendations on which online portal I should use to take the broker exam classes to qualify sitting in for the exam. 

Quality, simplicity and user friendly is what I’m seeking. 

Also, what’s the best prep company in addition that I should utilize in conjunction?

Eventually when the property address is googled, the owners name will appear. 

You will need to be a licensed RE. Owner will need to establish an Corp/LLC or you'll need a DBA.

Technically, a tenant needs to prove hardship as a result of COVID, but you have little recourse right now.

Do yourself a favor and try to find a happy medium with the tenant. Trying to evict during a pandemic is going to take several months and is probably not wise.

Personally, I would start a paper trail showing that rent is late due to personal reasons to establish this situation is not COVID-19 related; this will probably be easiest through text. 

Once that is concrete, I would proceed with an eviction.

Have one of her parents sign the lease with her. A co-signer is as good as nothing.

Don’t forget Special Assessment fees, these are payments the homeowners' association (HOA) collects from owners to cover expenses the HOA is responsible for, but that aren't covered in the regular monthly fees.

You encounter one these and all you'll be in the red for awhile. Consider a SFH.

I think it’s irrelevant what the lease says, especially if things take a legal turn. You’ll be hard pressed in a court of law to find a judge in small claims to enforce a tenant paying for a clogged drain, especially if they’ve been good long term tenants.
