@Buddy Leser Give me a PM - I have a few I can pass you - it won't let us post the phone numbers on the forum (or at least it usually won't!). I have no connection with them, but have used them in the past.

@Samson Paturi Have you asked your Destin Realtor if they had any suggestions? Since they are local, I'd at least see if they could give you a few to interview!

Hi @Brigitte McAuliff I would check with a local investor agent. I'm not in Tulsa, but I bet @Cara Sides could help you!

Hey @Andrew Dolman what are you looking to do? Are you wanting to property manage, or something different (like maintenance, booking, leasing agent)? Are you local already, or looking to move to OKC? I would imagine there are multiple PM companies looking to hire. Try https://www.enterprisesrpm.com... or https://keyrenteroklahomacity.... Good luck!

Investment Info:
Single-family residence buy & hold investment.
Purchase price: $195,000
Cash invested: $60,000
Off-market property I found; seller originally was going to sell it to another individual but the buyer backed out. I love the area - great appreciation, and great for rentals. Will list for rent at $1600. Should cash flow about $400/month!
What made you interested in investing in this type of deal?
I think the area is one of the best in the state for appreciation. Schools are highly rated;
How did you find this deal and how did you negotiate it?
A friend told the seller about me. The seller originally just wanted me to help them do the legal paperwork b/c they were selling to a family friend. The original buyer then backed out, and I decided to add it to my portfolio!
How did you finance this deal?
Conventional, 25% down with a local lender that I have known for years.
How did you add value to the deal?
We are going to replace flooring, repaint, and do some landscaping. It was in pretty good shape.
What was the outcome?
Already have a renter lined up!! House will close next week.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
I am an agent...so I handled the paperwork. I used a local lender I refer and use a lot, Dustin Belden.

Sid Jones @ Jones Property Law - I tried posting his contact info on here - but it keeps giving me the error message (won't allow me to post a phone number or email) If you still need a local OKC attorney, give me a PM

@Daniel A Sims Awesome that you own the property outright now. Are you going to try and rent it out, and move into a new primary residence? Or stay in this property and find others that you will rent out? Are you planning to renovate the next one, or just find one ready to go? Keep us up to date on your next deal!

@Account Closed might be able to give some insight. In Oklahoma, wholesalers have to be licensed real estate agents.
